From NP to Real Estate Investor

Doctorate degree? Real estate license? How about both?

The Unhinged Route to Retiring Now vs Later.

When I was tossed into the nursing profession at the age of 17, kicked out of high school-or rather told not to come back-and to go to nursing school, I knew one thing: That I knew nothing. Over time and with a healthy dose of adversity I learned to embrace “not knowing.” In my 20s I slowly learned to enjoy my profession instead of fighting it (IE: being frustrated with its challenges most of the time). I knew I wanted a doctorate someday, and before the age of 30. At 27 I received a surprise-my first born child. I became a single mother when he was 2 1/2 and my second born was 4 months old. Needless to say, that doctorate got put on hold.

I just turned 40 and I’ve done things I would have never dreamed of: traveled the world, owned businesses, purchased real estate and NOW I have the most wonderful supportive partner. Thanks to my beautiful family and the flexibility of private practice, I am currently in school for my doctorate in nursing. In fact, I just wrapped up the first two courses and feel pretty good about them.

Alas, anyone that knows me knows that I do not sit still well. So naturally I am into some other activities at the same time. I am also in real estate school and am thrilled to continue to use this in my new investment ventures. I am closing this month on my FOURTH house within 20 months. I “accidentally” became an investor in March 2024. I had planned just to buy a house in Ohio to use when I’m in the country. I listed it on Airbnb for when I was in Asia for five months and boom! It took off. Now I’ve got momentum and will share in a separate post about how I got into real estate and what it has done for me so far (the tax savings are unreal!).

This demonstrates that we, especially 1099 and private practice folx, need to have conversations beyond the stethoscope, exam room, or conference room. I learned more about leveraging real estate by accident. Imagine what we can accomplish if we continue to share this information?

I am especially grateful to be able to break the mold and leverage my experience outside of my profession. I have done pretty much everything in an unhinged fashion since 2021 and let me tell you, it’s the key to my success. Real estate, private practice, living simply-this is how I am taking my next mini-retirement (retiring now instead of later!). See you in Asia early 2026.
